How a single-asset investment works with IPFA

HANDRAIL R BALUSTER LANDING

Family offices say they want real assets, but they lack a route in, the capacity for due diligence and a way out. IPFA provides all three, one project or asset at a time.

02 · TWO WAYS

Two ways we work with family offices

Both rest on the same discipline we have applied to project, ship and corporate finance since 1987.

03 · STRUCTURE

One asset, one company

Each investment sits in its own special purpose company: one company per project or asset. The family office invests in that company, not in a pool.

  • The company owns the asset and signs its contracts.
  • Its income comes from those contracts: offtake, lease or availability income for a project, or charter hire for a vessel.
  • That income repays the lenders first and then returns cash to the shareholders.
  • Problems in one company stay in that company.

You choose asset by asset, and you know exactly what you own.

04 · BEFORE AND AFTER

From the first look to the years after closing

  1. Before you invest

    We test the deal

Whether we arranged the deal or you bring it to us, we can carry out the work your team may not have in-house:

    • Due diligence: commercial, financial and contractual.
    • Financial modelling: a model you can question line by line.
    • Valuation of the asset or the company.
    • Financing: structuring and negotiating the debt, including ECA-backed finance where it fits.

  2. After closing

    Monitoring and reporting

Our work does not stop at closing. We monitor each company and report to its investors.

05 · EXIT

When you want to sell

Real assets are long-term, but your plans may change. IPFA runs a trading desk for second-hand trading in the projects and companies we arrange. Through it, investors can sell their shares in a company to other investors. A refinancing or a sale of the asset can also return capital.

06 · SKILLS

Building your team's skills

We train family-office principals and analysts in project finance, financial modelling and real-asset appraisal. The aim is a team that can follow, question and lead the next deal.

What we do not do

We are transaction advisers. We do not set up family offices or advise on family governance, succession, tax or trusts. Your existing advisers remain in place for those, and we work alongside them.

07 · RESEARCH · 10 PAPERS

IPFA research for family offices

Every IPFA paper starts from the same gap. Family offices say they want real assets, but they lack a route in, the capacity for due diligence and a way out. That is what IPFA provides.
